This agreement is for MONTHLY rental space at The Space, 23 Heather Crescent, London, ON, which is held and offered by Alexis Wild, operating More Joy, Better Life.

By completing this online from, you indicate that you are aware that this online contract is legally binding. After completion of this contract, your last month deposit, and first month post-dated payment, your rental time will be secured for you. This contract applies to all future bookings that you make. I understand and agree to the following rental requirements…(required)

I am responsible for all setup and cleanup, including returning The Space to the condition it was found. This includes: sweeping/mopping floors if needed, taking out my garbage, returning all furniture and equipment to original locations, turning off all lights, fans, and AC units, locking the premises securely Failure to leave The Space clean and ready may result in a minimum $100 cleaning fee, charged at the Owner’s discretion. I will be given the lock box code to enter the building. This is for my use only. In the winter, I am responsible for snow removal of the walkway during rental times.

Are there any special requests or needs that have been discussed and approved?

Payment for rental space is to be made by EMT to bookthespacelondon@gmail.com on the FIRST of each month. PLEASE DO NOT EMAIL TO THIS ACCOUNT, it is for payment only. Your rental payments are YOUR responsibility. If you do not pay your rent, your dates will not be held for you and you will lose any applicable monthly discounts. Please set up your payments so they will send for the 1st each month.

Rent payments are nonrefundable, but may be transferred ONCE to another date with at least 7 days notice (must be used within 90 days of the original booking date). NO dates are confirmed to be booked without payment.

Monthly Payment for the first month is due on the 1st of the month. Last month’s damage deposit payment is due upon signing of this contract.

A refundable security deposit of $300 may be required for certain bookings. This deposit will be refunded within 2 business days after the booking time, provided The Space is returned in the same condition it was received and no damages, cleaning fees, or overtime charges are incurred.

Booking times include a free 15 minute buffer before and after the rental time. Renter agrees to vacate The Space promptly at the end of the scheduled rental period. Any time beyond the agreed-upon end time will be charged at a rate of $60/hour, billed in 15-minute increments, at the Owner’s discretion.

NO dates are confirmed without last month's deposit payment made. First month's rent due on the 1st of the month when your rental begins. Payment is to be made by etransfer to bookthespacelondon@gmail.com please. Rent payments are nonrefundable, but may be transferred ONCE to another date with at least 7 days notice. The new date must occur within 60 days of the cancellation notice. Monthly renters may choose to pay biweekly(1st and 15th) or monthly (1st). If there is a discount applicable to your booking, this ONLY applies if paid on time. ***By completing this contract, you understand that if you do not pay your monthly payment on time, you lose the discount for that month and this will be added to your owing amount. *** Monthly tenants are required to give a minimum of 30 days notice of cancellation or change or the last month's rent is forfieted. I must arrive and leave The Space within my booked time, including the free 15 minute buffer on either side of the time. Any time beyond the agreed-upon end time will be charged at a rate of $60/hour, billed in 15-minute increments, at the Owner’s discretion. The Owner reserves the right to increase the hourly rental rate for the use of The Space. Any such adjustment will be communicated to the Renter in writing at least [30] days in advance of the effective date of the change.

CONTRACT TERMS

Renter will assume full responsibility for any and all losses and damages to the premises that may occur for the duration of their rental time, and will ensure The Space is left as they found it, ready for the next class or treatment, with the front door locked again. No personal material (music, mats, props, written material etc) shall be left on the premises.

Renter is responsible to ensure ALL lights, fans and ALL heat/AC units are turned off. No candles may be burnt in The Space at any time. No smoke. Renter shall not decorate, remodel, replace or otherwise alter anything in The Space. NO ALCOHOL/DRUGS AT ANY TIME.

The Renter assumes full responsibility and liability for all persons who enter The Space during the rental period, including but not limited to guests, attendees, staff, and service providers. The Renter agrees to be fully responsible for any and all damages, losses, injuries, legal violations, or other liabilities occurring during their use of the premises.

LIABILITY & INDEMNIFICATION

The Renter agrees to indemnify, defend, and hold harmless Alexis Wild, More Joy Better Life, The Space, and any of its affiliates or representatives, from and against any and all claims, damages, liabilities, injuries (including death), losses, costs, or expenses (including legal fees and court costs) arising from or related to:

– the Renter’s use of the premises;
– any accidents, personal injuries, property damage, or theft occurring on the premises during the rental;
– any breach of this Agreement;
– any act or omission by the Renter or their guests;

This indemnification shall survive the termination or expiration of this Agreement.

ILLEGAL OR PROHIBITED ACTIVITIES

No illegal, unsafe, or prohibited activities may take place in The Space. This includes, but is not limited to, use or possession of drugs or alcohol, unlawful gatherings, excessive noise, or any activity that violates local laws or bylaws.

INSURANCE

The Renter understands and agrees that they are fully responsible for obtaining liability insurance coverage for their event or rental use. If the Renter does not carry their own insurance, they accept full personal responsibility for any injuries, damages, losses, or legal claims that may arise during or as a result of their use of The Space.

If the Renter holds an existing insurance policy (commercial general liability or special event insurance), they are required to name “Alexis Wild, operating as The Space / More Joy Better Life” as an Additional Insured on that policy for the duration of their rental period. Proof of coverage must be provided prior to the rental date upon request.

By entering into this Agreement, the Renter acknowledges that Alexis Wild, The Space, and More Joy Better Life carry no responsibility for injuries, losses, theft, or damages that occur during their use, and the Renter accepts full legal and financial responsibility for any such occurrences.

DISPUTES

Any disputes arising under this Agreement shall first be attempted to be resolved through mediation. If mediation fails, the dispute will be resolved in accordance with the laws of the Province of Ontario, and venue shall be in the city of London, Ontario.

The undersigned hereby assumes all risk of injury or harm as a result of the activities specified above and agrees to release, indemnify, defend, and forever discharge Alexis Wild, operating More Joy Better Life and The Space from all liability, claims, demands, damages, costs, expenses, and causes of action due to death, injury, loss, or damage to the undersigned.
